Kharadi vs Wagholi: where should an IT professional buy in 2026?

- Kharadi: ₹11,500/sqft average · 9.2% YoY appreciation
- Wagholi: ₹6,800/sqft average · 14.1% YoY appreciation
Wagholi is cheaper and growing faster. But that doesn't make it automatically better.
The lifestyle difference
Kharadi is mature. Walk to EON IT Park. Walk to Phoenix Mall. Schools, hospitals, restaurants — all settled. Your weekend doesn't need a 25-minute drive to feel alive.
Wagholi is in motion. Ring Road and Metro Phase 3 are still under construction. Schools are emerging. Restaurants are slowly opening. If you're buying for 7+ years, this is fine. If you want lifestyle from day one, Kharadi wins.
The investment math
If you bought a 2BHK 5 years ago: - Kharadi: ₹68L → ₹95L (40% gain) - Wagholi: ₹38L → ₹62L (63% gain)
But Wagholi started lower, so absolute rupee gain in Kharadi is higher (₹27L vs ₹24L). Different curves, similar money.
Rental yields
- Kharadi: 2.8–3.2% (premium tenants, longer leases)
- Wagholi: 3.4–4.1% (younger tenants, more turnover)
If you're buying for rental income, Wagholi wins — by a meaningful margin.
The honest verdict
- Buying to live + work nearby + raise a family: Kharadi.
- Buying as your first investment, 7+ year horizon: Wagholi.
- Buying for rental + appreciation: Wagholi (until prices converge, ~3-5 years).
- Buying premium for status / NRI flagship: Kharadi.
